Damp and structural leak detection for retail buildings

Damp in a basement stock room, a party wall or the back of a display bay can be a leak, ground water, a failed membrane or plain condensation. Each has a different fix, and guessing wrong wastes a fit-out. We find out which it is.

Not every damp patch is a leak. Older high-street buildings sit on ground that gets wet, basements in many town centres are below the water table for part of the year, and a sealed, air-conditioned shop with a steel-and-glass frontage is a machine for making condensation. Treat a condensation problem as a leak and the plumber finds nothing; treat a leaking pipe in the party wall as rising damp and the damp-proofing treatment achieves nothing either.

Our engineers approach structural damp as a diagnosis. Pressure tests clear or confirm the plumbing, moisture mapping across walls and floors shows the pattern and the direction the water is moving, thermal imaging shows cold bridges and wet fabric, and a borescope looks into voids and behind linings. The report states the cause with the evidence behind it, and where a leak is found we mark its position for the repair.

Signs you have one

  • A tide mark on a wall that rises and falls with the weather
  • Salts, blistering paint or lifting plaster low on a wall or in the basement
  • Damp on a party wall with no plumbing on your side of it
  • Water at the base of a basement wall or through the floor slab after rain
  • Condensation and black mould behind fixtures, in corners and on cold external walls
  • A stock room where cardboard goes soft and packaging smells musty
  • Damp that returns after previous damp-proofing work
  • Efflorescence, rust staining or cracking on external walls at ground level

What we do

  1. Rule plumbing in or out

    Hot, cold and heating circuits are pressure tested, and the drains checked where the pattern suggests them, so the survey starts from a known position.

  2. Map the moisture

    Readings across the walls and floor, at several heights, show where the water is concentrated and which way it is moving: up from the ground, in from outside, down from above or out of the air.

  3. Read the building

    Thermal imaging shows cold bridges, wet insulation and hidden voids. A borescope through a small hole checks cavities, behind linings and under floors without stripping the shop.

  4. Name the cause

    The report gives a diagnosis with the evidence: a located leak, a failed membrane or damp-proof course, ground water, penetrating rain or condensation, and the right next step for each.

Retail considerations

  • Basements and stock

    Below-ground stock rooms are where retail damp does most harm. Knowing whether the water is coming through the wall or from a pipe decides whether the answer is a repair, a membrane or better storage.

  • Party walls and neighbours

    In parades and centres, a damp party wall often has its cause in the next unit. A report that shows the pattern and clears your own plumbing is the basis for asking the neighbour or landlord to investigate their side.

  • Listed and older buildings

    Solid-wall Georgian and Victorian shops need moisture readings interpreted with care, since the fabric is designed to breathe. We read the building as it was built rather than assuming modern construction.

Questions

Can you tell a leak from rising damp?

Yes. A leak is concentrated and follows the pipe; rising damp is spread along the base of the wall and stops at a consistent height; condensation sits on the coldest surfaces. Moisture mapping and a pressure test on the plumbing separate them with evidence rather than opinion.

Our basement floods after heavy rain. Is that a leak?

Usually ground water or a drain rather than a supply pipe. The pattern and timing make it clear quickly. Where a drain is suspected, a CCTV drain survey is included in the recommendation.

Do you carry out damp-proofing?

No. We diagnose and, where the cause is a leak, locate and repair it. If the cause is a membrane, a damp-proof course or ventilation, the report says so and you can take it to the right specialist without paying for the wrong one.

Will the survey damage the shop fit-out?

No. Moisture meters, thermal imaging and pressure tests are all non-invasive. The borescope needs a small hole, and only where there is no other way to see into a void.

How long does a structural damp survey take?

It depends on the size of the unit and how many systems need testing. We tell you beforehand how long we expect to need.
