Why retailers use us.

A leak in a shop is a stock problem, a safety problem and a footfall problem all at once. Our methods are non-invasive, so there is usually nothing to dig up or cordon off.

  • Nothing lifted on a hunch

Thermal, acoustic and tracer-gas kit finds the source through tiles, concrete and fitted joinery. Any opening-up is small, deliberate and in the right place.

  • Same-day find and repair

We aim to find and repair the leak on the same visit wherever the job allows, so one leak does not turn into a week of buckets and warning signs.

  • One supplier, every branch

Engineers based across England, Scotland and Wales. Property and facilities teams get one number, one report format and one invoice for the whole estate.

  • Reports insurers accept

Every investigation ends with a written report and thermal images, ready for your insurer or loss adjuster on a trace-and-access claim.

How a survey works.

Four steps from the first phone call to a marked-up floor and a report in your inbox.

  1. Call us

Tell us what you have seen: a damp patch, a pressure drop, a bill that jumped. We match the right engineer and kit to the job and agree a time for the visit.

  2. Engineer on site

A qualified leak engineer arrives with thermal imaging, acoustic sensors, tracer gas and correlators in the van. Every engineer has at least ten years’ experience.

  3. Non-invasive survey

We test, listen and scan until the evidence points to one spot. Water, heating or drainage, above ground or below, with the floor and fit-out left alone.

  4. Pinpointed and reported

You get the exact location, thermal images and a written report for your insurer. Where the repair is straightforward we aim to complete it on the same visit.

The equipment we use.

Leak detection is a question of evidence. We bring every method to every job, so the answer comes from agreement between them rather than a guess from one.

Explore the technology
  • Thermal imaging cameras

Show the temperature difference a hot-water or heating leak leaves in tiles, plaster and screed.

  • Acoustic listening & ground mics

Hear pressurised water escaping beneath concrete, tarmac and block paving.

  • Tracer gas detection

A safe hydrogen and nitrogen mix put through the pipe escapes at the break and is picked up at the surface.

  • Leak correlators

Two sensors on a water main calculate the position of the leak between them.

  • Borescope cameras

See inside voids, ducts and behind fitted units through a hole the size of a coin.

  • Moisture meters

Map how far the water has travelled and separate a leak from condensation.

  • CCTV drain cameras

Survey drains, gullies and interceptors from the inside.

  • Pressure testing

Confirm which circuit is losing water before anyone starts looking for it.

  • Drone roof inspection

Survey large flat roofs and rooflights without scaffolding or a cherry picker.

Common questions.

The things store, property and facilities managers ask us most.

More questions
Will we have to close the shop?

Rarely. Surveys are non-invasive, so there is usually no digging or floor-lifting to cordon off, and in most cases the shop can keep trading while we work.

How do you find a leak under the floor without lifting it?

By combining methods. Thermal imaging shows the temperature change from a hot pipe, acoustic sensors hear water escaping under pressure, and tracer gas rises through concrete and tile to a detector on the surface. When the methods agree, we mark the spot.

How quickly can an engineer attend?

We have engineers based across England, Scotland and Wales, so we can usually get to you fast. We aim to find and repair the leak on the same day wherever the job allows. Call 0333 567 2615 for availability in your area.

Do you repair the leak as well?

Yes. Where the repair is straightforward we aim to complete it on the same visit. For anything bigger, you get the exact location and a report so your own contractor can go straight to it.

Will the report be accepted by our insurer?

Our reports are written for insurance claims: the cause, the location, thermal images and what was done. Businesses and loss adjusters use them for trace-and-access claims.

Can you cover all our branches?

Yes. With 25 engineers nationwide we look after single kiosks and whole estates. Facilities and property teams get one number and the same report format on every site.

Are you accredited and insured?

We carry £5 million public liability insurance and are accredited by CIPHE, WIAPS, WaterSafe and SPATA. Every engineer has at least ten years’ leak detection experience.
