Retail leak detection across West Midlands.

Water damage in a West Midlands shop may come from a roof, an adjoining property or the shop’s own services. ADI investigates retail premises across Birmingham, Coventry and the Black Country. The Walsall case below traced dyed water from a damaged roof area into a storeroom, while recording a separate area of ceiling damage.

Walsall: dyed water linked a roof defect to shop damage

Coloured water visible inside the shop during the Walsall roof dye test
Original ADI job photograph: dye from the roof test appeared inside the Walsall storeroom.

A shop had water damage in its storeroom, toilet and kitchen beneath a flat roof. ADI recorded elevated moisture, although the thermal survey showed no anomalies. Inspection above found damaged or missing waterproof membrane, cracks and drainage details that allowed water to pool.

During a flood test with dye around the damaged membrane and dividing wall, coloured water appeared inside the storeroom after about ten minutes. A separate damaged ceiling area in the shop was also inspected, with membrane cracks found above; the report did not record a separate dye confirmation there.

The engineer recommended roofing and drainage-detail repairs. ADI did not carry out those building-fabric repairs, and the record does not establish their later completion.

Tests are chosen for the suspected source and the access available.

                          • Moisture mapping

Elevated readings identified the affected walls and ceiling, even though thermal imaging showed no anomalies.

                          • Roof inspection

Visible membrane and drainage defects provided areas for controlled testing; visual damage alone did not prove every water path.

                          • Dye testing

Coloured water reaching the storeroom connected that damage to the tested roof area. A separate shop ceiling remained a distinct finding.

                          Coverage questions for West Midlands.

Does this cover the county or the wider West Midlands region?

The West Midlands county comprises Birmingham, Coventry, Dudley, Sandwell, Solihull, Walsall and Wolverhampton. It is distinct from the wider West Midlands region. Provide the property postcode to confirm survey arrangements and availability.

Can one shop have separate water-entry paths?

Yes. The Walsall report distinguished dye-confirmed ingress into the storeroom from another damaged ceiling area. Record each location and symptom separately when discussing the survey.

Can the shop remain in use?

Non-invasive checks may allow trading to continue, but the arrangements depend on the affected area, safe access and any necessary service isolation. Confirm the survey scope and operational restrictions before booking.

What information is needed for a survey quote?

Provide the full postcode, property type, symptoms, previous investigations and access restrictions. Confirm the nominated site contact and who can authorise work. The office will discuss the scope, quote and current availability.
