Investigating rainwater above a London shop

Damaged painted brickwork and waterproofing at the base of the balcony wall above the shop
Balcony damage photographed during this London shop investigation.

The owner of a London shop reported ceiling drips after rain, although nothing was actively dripping when the engineer arrived. Moisture readings and thermal patterns guided checks of the ceiling. Lifting ceiling boards revealed damage beneath the concrete above.

The balcony above had damaged waterproofing, missing sealant and damaged brickwork. Tracer gas introduced into the ceiling cavity was detected at damaged balcony areas. The report recommended assessment by a waterproofing contractor and attention to the walls; ADI did not carry out those building repairs. No later waterproofing result or successful retest is recorded.

Equipment used on retail sites in Greater London

  • Moisture meters first

Mapping how far water has travelled separates a leak from condensation and shows whether the wet area is still spreading, which decides whether anything needs opening at all.

  • Thermal imaging over tiled floors and suspended ceilings

A hot-water or heating leak leaves a temperature difference readable through tiles, screed and ceiling tiles, without lifting them during trading hours.

  • Acoustic listening on supplies under hard surfaces

Shop supplies often run beneath a tiled floor, a service yard or a car park, where pressurised water escaping can be heard from the surface.

  • Borescope inspection behind fitted units

Counters, chillers and stud walls can be inspected through a hole the size of a coin rather than being stripped out.

  • Drain cameras in service yards

Gullies and interceptors behind a parade or a retail park unit are surveyed from the inside, which distinguishes a drainage fault from a supply leak.

  • Pressure testing to isolate the circuit

Confirming which circuit is losing water before anyone starts looking avoids opening the wrong part of a trading area.

Coverage questions for Greater London.

What if the shop is dry when the engineer arrives?

Explain when rain and indoor dripping occur, and share dated photographs if available. On this London shop visit there was no active dripping on arrival, but moisture measurements and access above the ceiling still informed the investigation.

Will you need access to the premises above the shop?

That depends on the suspected route. This investigation involved both the shop ceiling cavity and the balcony above. Arrange any relevant access with the responsible occupier or property manager before the visit.

Does locating an entry route include repairing the balcony?

No. This report recommended assessment by a waterproofing contractor and attention to damaged walls. ADI did not carry out those building repairs or record a subsequent retest.

Do you cover a London shop outside the listed retail parks?

The listed parks are examples, not the limit of coverage. Call with the shop’s postcode, the symptoms and any restrictions on access so the team can confirm suitability and availability.
